Prices going up?

Interesting note for last week, several contracts were not accepted as the highest bid even though they were 10% over the asking price. These were lower priced properties between $50k and $150k, both single family and multifamily (4 plex). Not sure if it is our winter visitors scooping up the good deals or perhaps out of state investors, but it is interesting. Not like this past summer or spring where an offer near the list price was a 'sure thing'.
