Received a request for more information from a buyer last night about property on the MLS that was Owner Will Carry. Checked it out and found that it was Lender Owned (Fannie Mae). Needless to say, they do not really carry a loan in the conventional sense that most buyers think of it. So after removing all the Lender Owned from the search criteria (removing several hundred), I took a look at perhaps breaking it down by Down Payment to make it easier for buyers to find their niche ($1,000 to $5,000, etc), however, less than 5% of those that claimed Owner May Carry/Lease Option, actually have data in that block.
Owners/Listing Agents, please make sure that the MLS is updated correctly. Yes, it is very detailed, but when searching for specific property, if the boxes are not filled correctly, your property will not be found!
